A number of changes were made halfway through the design stage, such as the addition of an extra 200 staff to be accommodated as well as housing numerous different council departments with varying end user requirements.
The staff to internal space ratio changed from 1:11 to 1:8, therefore a reconfiguration of layouts and M&E services was required to accommodate the extra headcount.
To ensure the building worked efficiently for each council department, we met with each individual department to discuss their requirements and how we would incorporate this within the design.
The project delivered a number of substantial benefits to the clients, the first being the ability to consolidate the various council departments into one building, where previously they were spread out across Belfast City Centre.
We were also able to hand over the building two months ahead of programme through implementation of a number of cost saving and programming initiatives.
