Quintain and McAleer & Rushe sign £130m contract for 553 new homes at Wembley Park

The £130m contract for second phase of South West Lands is on top of the £55m already awarded to McAleer & Rushe for Ph 1.
Contract will see 553 new homes, including 114 affordable homes delivered.
McAleer & Rushe also on site delivering Premier Inn taking contract value at Wembley Park to £212m.

Quintain has awarded McAleer & Rushe a major construction contract to deliver 553 new homes at Wembley Park. The £130m contract will see the delivery of the second phase of the South West Lands development, following the successful award of the first phase of works, worth £55m, which is due for completion by the contractor in Q3 2019.

Of the 553 new homes, 114 will be affordable, split between affordable rent and shared ownership. The remaining 439 will be rental homes managed by Quintain’s wholly owned build to rent operator, Tipi. Residents of South West Lands will benefit from a centralised ‘hub’ building – located only nine minutes by train from London Marylebone, as well as an onsite gym, library, resident’s lounge and concierge service leading out to a podium garden.

Quintain is leading on the transformation of Wembley Park, one of Europe’s biggest and more ambitious regenerations projects. The South West Lands plot lies adjacent to Wembley Stadium and London Designer Outlet and provides a critical link from Wembley High Road for people visiting Wembley Park and the Stadium.

The £130m contract marks McAleer & Rushe’s third contract at Wembley Park and takes the overall contract spend with the contractor by Quintain to £212m. McAleer & Rushe, which celebrated its 50th anniversary last year, is also on site delivering the 312 bedroom Premier Inn hotel which is due for completion ahead of schedule in Summer 2018.

Angus Dodd, Chief Executive of Quintain commented:

We are delighted to award this £130m contract to McAleer & Rushe who are doing an excellent job on the first phase of South West Lands. The award of this contract, which will deliver over 550 new homes, marks another important step in the delivery of Wembley Park as we continue its transformation into the UK’s most exciting mixed-use destination.

Eamonn Laverty, Chief Executive of McAleer & Rushe said:

Marking our largest contract to date, we are delighted to be here today celebrating the signing of the £130m deal for the second phase of South West Lands. This is our third contract with Quintain since 2016 and the project cements our partnership with them as a trusted member of their Main Contractors framework. The signing reinforces our position as one of the leading design and build contractors in the High End Residential and Private Rented Sector and we look forward to further involvement in the wider Wembley Park masterplan.

This news follows the announcement, made last year, that Quintain and Network Homes will be delivering an additional 252 new affordable homes at Wembley Park.

Iconic Student Building Opens its Doors

State-of-the-art residence to provide 1,000 much needed student rooms for Portsmouth.

Portsmouth’s landmark student development, Catherine House, officially opened its doors 7th September as The Student Housing Company prepares to receive new residents for the 2017/18 academic year. The launch event was attended by representatives from the multi award-winning student accommodation operator, its parent company GSA and the building’s contractors McAleer & Rushe.

The Catherine House project has completely transformed and extended the existing Zurich House on Stanhope Road. The original structure was given a state-of-the-art refurbishment while an adjoining building was developed to provide enough space to deliver 1,000 much-needed high-specification student rooms in a combination of four to six bedroom cluster flats, studios and one bedroom apartments. The property is located in a prime location just a few minutes’ walk from the city centre, the University of Portsmouth and opposite Portsmouth and Southsea railway station and will include a reception, common room, cycle storage, car park, sky lounge and retail space, providing the perfect balance of convenience, comfort and sociability.

Sarah Linton-Walls, sales and marketing director at The Student Housing Company, which will operate the building upon opening, said:

Catherine House is one of our most ambitious projects to date and the fact that you can see it standing out on the skyline as you enter this attractive city makes it all the more exciting for us.

“The new development reflects The Student Housing Company’s design and specification signatures which provide students with accommodation specifically tailored to their needs. The building incorporates generous communal spaces, bright and welcoming student entrances, and high specification rooms with high levels of natural light, which we’re sure will be welcomed by the students when they move in later this month.”

Dominic Trainor, contracts director at McAleer & Rushe said:

“I would like to thank our site team and supply chain partners who have worked tirelessly to bring this exceptional project to life. Catherine House marks a significant step in our partnership with The Student Housing Company and GSA and helps to meet the growing demand for purpose built student accommodation in Portsmouth. We are currently on site at two further GSA student accommodation projects in Bournemouth and look forward to continuing our close working relationship.”

The Student Housing Company strives to provide students with the confidence to expect the highest quality accommodation and service. At Catherine House students’ financial worries will be kept to a minimum as all facilities and bills including water, gas, electricity, heating, high-speed broadband and maintenance are covered in the monthly rent. The company’s on-site management team will also on hand 24/7 to help students make the most of student life in Portsmouth, whether it’s through advising on day-to-day issues, giving directions to the best restaurants or planning events.
