Quintain and McAleer & Rushe complete Phase 1 of major Wembley Park development

Quintain and McAleer & Rushe complete 188 new Build to Rent homes at Wembley Park.
• Project completed to budget and five weeks ahead of schedule.
• The project focused on sustainability with all homes achieving EI rating A and winning two CCS awards; 2018 Bronze and 2019 Silver.

Quintain and McAleer & Rushe have completed 188 new Build to Rent homes which form the first phase of South West Lands, and the newest residential building at Wembley Park known as Ferrum.

McAleer & Rushe won the contract through the Wembley Park construction framework, and the completion of this building marks their second project to be delivered through the framework. Their third project – Phase 2 of Ferrum – is already underway which will see an additional 553 rental homes built at Wembley Park, all to be managed by Quintain’s lifestyle-focussed rental management company, Tipi.

McAleer & Rushe completed Phase 1 of Ferrum to budget and five weeks ahead of schedule. The construction programme delivered a reinforced concrete framed 188-unit residential block of up to 18-storeys, with a 3-storey link building and new retail units facing onto Station Square. The building has a handcrafted feel from using approximately 350,000 bricks and standing seam metal cladding. Completing 660,000 working hours since January 2017, the programme saw a peak of 220 operatives on site. All 10 apprentices and an average of 40% of the workforce were from the local area, the London Borough of Brent.

Ferrum is designed by award-winning architects JTP and is inspired by old New York warehouses and loft-style living. The social spaces, amenities and homes feature exposed ceilings, copper pipework and traditional brickwork. The homes range from studios to three bedrooms and will all be managed by Tipi. The link building, which will connect Phases 1 and 2, houses the amenities for residents including a fully functional gym with climbing wall, a huge resident lounge, home-working rooms, a library, a laptop bar overlooking the atrium, a rooftop garden with panoramic views and south-facing podium gardens.

The construction and design of Phase 1 focused strongly on sustainability. Covered with green roofs, the layout and block orientation of the building take advantage of natural daylight, sunlight and wind movement maximising comfort and minimising energy demand. All 188 homes achieved the highest score for the Environmental Impact rating (A) and received very energy efficient EPC ratings, scoring in the B range. Electric vehicle charging points are provided for 20% of residential parking spaces and provision for a further 10% of spaces. During construction, there was a high standard of environmental management with onsite waste segregation and 99% of construction waste being recycled. Phase 1 also won two CCS awards; 2018 Bronze and 2019 Silver.

McAleer & Rushe topped out Phase 2 of Ferrum, their third contract at Wembley Park, in May. The second phase of the project is set to deliver a further 553 new homes across three blocks of up to 17-storeys. There are 40 subcontractors within the supply chain and, of the 450 operatives currently on site, 170 are from the local area. The project has also provided 19 apprenticeship opportunities with 13 of those awarded to local people.

Two New Student Developments Open for Viewings

The two developments will bring 950 additional student rooms to Bournemouth, situated in prime locations with excellent transport links to Bournemouth University, Bournemouth Arts University and local amenities. A brand-new concept for Bournemouth, the residences are designed to meet needs of the modern student, providing unrivalled amenities including games rooms, communal study and cinema rooms. Belaton House, Holdenhurst Road
Constructed on land which was underutilised and included a retail store, the £23m Belaton House will provide 403 bedrooms, in a combination of three to eight bed apartments, ‘twodios’ and studios. The site will also feature several shared common areas, including a gym, cinema room and study spaces.

Bailey Point, Lansdowne Road
Upon completion, the £31m Bailey Point will be a landmark high-rise building on a site previously occupied by a Bournemouth University building and car park. The development will house 550 students in a combination of four to eight bed apartments and studios. As part of the works, highway improvements are also being undertaken. The residence already has a nominations agreement in place with Bournemouth University.

McAleer & Rushe appointed on £82m significant Paddington Hotel development

Northern Ireland based developer and contractor McAleer & Rushe has announced that construction has commenced on a new 620 room hotel and hybrid aparthotel development in Paddington, London with a contract value worth c.£82 million.

Led by developer Concierge 3, a consortium of BSW Land & Property, Staycity and The Pickstock Group, the scheme is the final stage of the Paddington Basin Masterplan and part of a wider investment which has seen new offices, shops, homes and leisure facilities being built over the last number of years revitalising this unique location. The project will create both short- and long-term jobs and with the upcoming launch of the Elizabeth Line will further support the economic regeneration as Paddington continues to grow as a hub for business users as well as leisure visitors to the City.

The new development is expected to open late Summer 2021 and will be constructed on an existing two-storey basement and feature a 373-bed Premier Inn and a 247-bed Staycity aparthotel across 19 floors. The development will also deliver 27,000-square-feet of social and community floorspace.

Quintain and McAleer & Rushe sign £130m contract for 553 new homes at Wembley Park

The £130m contract for second phase of South West Lands is on top of the £55m already awarded to McAleer & Rushe for Ph 1.
Contract will see 553 new homes, including 114 affordable homes delivered.
McAleer & Rushe also on site delivering Premier Inn taking contract value at Wembley Park to £212m.

Quintain has awarded McAleer & Rushe a major construction contract to deliver 553 new homes at Wembley Park. The £130m contract will see the delivery of the second phase of the South West Lands development, following the successful award of the first phase of works, worth £55m, which is due for completion by the contractor in Q3 2019.

Of the 553 new homes, 114 will be affordable, split between affordable rent and shared ownership. The remaining 439 will be rental homes managed by Quintain’s wholly owned build to rent operator, Tipi. Residents of South West Lands will benefit from a centralised ‘hub’ building – located only nine minutes by train from London Marylebone, as well as an onsite gym, library, resident’s lounge and concierge service leading out to a podium garden.

Quintain is leading on the transformation of Wembley Park, one of Europe’s biggest and more ambitious regenerations projects. The South West Lands plot lies adjacent to Wembley Stadium and London Designer Outlet and provides a critical link from Wembley High Road for people visiting Wembley Park and the Stadium.

The £130m contract marks McAleer & Rushe’s third contract at Wembley Park and takes the overall contract spend with the contractor by Quintain to £212m. McAleer & Rushe, which celebrated its 50th anniversary last year, is also on site delivering the 312 bedroom Premier Inn hotel which is due for completion ahead of schedule in Summer 2018.

Topping out ceremony marks milestone at 9 Marylebone Lane

McAleer& Rushe has marked the ‘topping out’ milestone of 9 Marylebone Lane, a major £22 million high-quality residential building in central London with over 100 guests visiting the site to celebrate the occasion.

The 55,400 sq ft development located just north of Oxford Street close to the West End, Mayfair and Hyde Park is a luxury residential building totalling of 10 floors with seven of these above ground. The development comprises 23-units, incorporating roof terraces and features a 25-metre pool, gym, spa and treatment rooms, gardens and residents’ lounge.
The ‘Topping out’ marks the installation of the final piece of the structure as the building has reached its maximum height.

Iconic Student Building Opens its Doors
