Quintain and McAleer & Rushe complete Phase 1 of major Wembley Park development

Quintain and McAleer & Rushe complete 188 new Build to Rent homes at Wembley Park.
• Project completed to budget and five weeks ahead of schedule.
• The project focused on sustainability with all homes achieving EI rating A and winning two CCS awards; 2018 Bronze and 2019 Silver.

Quintain and McAleer & Rushe have completed 188 new Build to Rent homes which form the first phase of South West Lands, and the newest residential building at Wembley Park known as Ferrum.

McAleer & Rushe won the contract through the Wembley Park construction framework, and the completion of this building marks their second project to be delivered through the framework. Their third project – Phase 2 of Ferrum – is already underway which will see an additional 553 rental homes built at Wembley Park, all to be managed by Quintain’s lifestyle-focussed rental management company, Tipi.

McAleer & Rushe completed Phase 1 of Ferrum to budget and five weeks ahead of schedule. The construction programme delivered a reinforced concrete framed 188-unit residential block of up to 18-storeys, with a 3-storey link building and new retail units facing onto Station Square. The building has a handcrafted feel from using approximately 350,000 bricks and standing seam metal cladding. Completing 660,000 working hours since January 2017, the programme saw a peak of 220 operatives on site. All 10 apprentices and an average of 40% of the workforce were from the local area, the London Borough of Brent.

Ferrum is designed by award-winning architects JTP and is inspired by old New York warehouses and loft-style living. The social spaces, amenities and homes feature exposed ceilings, copper pipework and traditional brickwork. The homes range from studios to three bedrooms and will all be managed by Tipi. The link building, which will connect Phases 1 and 2, houses the amenities for residents including a fully functional gym with climbing wall, a huge resident lounge, home-working rooms, a library, a laptop bar overlooking the atrium, a rooftop garden with panoramic views and south-facing podium gardens.

The construction and design of Phase 1 focused strongly on sustainability. Covered with green roofs, the layout and block orientation of the building take advantage of natural daylight, sunlight and wind movement maximising comfort and minimising energy demand. All 188 homes achieved the highest score for the Environmental Impact rating (A) and received very energy efficient EPC ratings, scoring in the B range. Electric vehicle charging points are provided for 20% of residential parking spaces and provision for a further 10% of spaces. During construction, there was a high standard of environmental management with onsite waste segregation and 99% of construction waste being recycled. Phase 1 also won two CCS awards; 2018 Bronze and 2019 Silver.

McAleer & Rushe topped out Phase 2 of Ferrum, their third contract at Wembley Park, in May. The second phase of the project is set to deliver a further 553 new homes across three blocks of up to 17-storeys. There are 40 subcontractors within the supply chain and, of the 450 operatives currently on site, 170 are from the local area. The project has also provided 19 apprenticeship opportunities with 13 of those awarded to local people.


McAleer & Rushe wins Health & Safety Award at CEF Construction Excellence Awards

McAleer & Rushe walked away with the prestigious Health & Safety award in the coveted CEF Construction Excellence Awards which recognises the crème de la crème within the Northern Ireland Construction industry.

In its 20th year, the Awards Gala Evening was held on 16th October 2019 at the Crowne Plaza, Belfast. The company was awarded for their leading work to continuously advance and reinforce their Health & Safety systems and culture which provides a workplace where all staff, visitors and third parties can be confident of their safety at all times. This ultimately saw them become the first Northern Ireland Principal Contractor to gain the ISO 45001 accreditation in July 2018.

They will be presented with the award during a ceremony at DoubleTree by Hilton Glasgow Central on Thursday, September 12, 2019.

The RoSPA Awards scheme, which receives entries from organisations around the world, recognises achievement in health and safety management systems, including practices such as leadership and workforce involvement.

Artisan Hands Over UK Government Hub At New Waverley

The developer behind an award winning  £240 million regeneration scheme in New Waverley , Edinburgh today [13 June 2019] marked the completion of the UK Government Hub development with a ceremonial key handover to the Secretary of State for Scotland, David Mundell MP.

Part of the New Waverley place-making master plan – delivered by Artisan Real Estate – the UK Government Hub handover marks a key milestone at one of the UK’s most important city-centre regeneration sites, located in the World Heritage Site of Edinburgh’s Old Town.

The Hub, a seven-storey development spanning 190,000 sq. ft. of Grade A office space, will welcome circa 3,000 civil service employees into the heart of the Old Town in Spring 2020. It comprises two interlinked office buildings and is designed to provide the highest levels of sustainability and operational efficiency.

The facades of the completed building are clad in the highest quality Stanton Moor buff sandstone to blend perfectly with the surrounding environment.

Start of construction celebrated at Novotel Cambridge North

Developer Brookgate, contractor McAleer & Rushe and funder/operator AccorInvest have celebrated the start of work at their Cambridge North site today. A ground-breaking ceremony marked the significant milestone for the project that will bring over 60 full time jobs to the area, as well as providing many employment opportunities throughout the construction phase.

Located at Cambridge Square next to the station and due to open in Autumn 2020, the 217-bed Novotel will feature a restaurant, bar, gym, 10m swimming pool and conference facilities, providing much needed amenities around the station ahead of further development that will bring additional homes, shops and offices.

It is the first commercial building to start on site since the opening of Cambridge North station in May 2017 after many years in the planning.

Constructed on land which was underutilised and included a retail store, the £23m Belaton House will provide 403 bedrooms, in a combination of three to eight bed apartments, ‘twodios’ and studios. The site will also feature several shared common areas, including a gym, cinema room and study spaces.

Upon completion, the £31m Bailey Point will be a landmark high-rise building on a site previously occupied by a Bournemouth University building and car park. The development will house 550 students in a combination of four to eight bed apartments and studios. As part of the works, highway improvements are also being undertaken. The residence already has a nominations agreement in place with Bournemouth University.

The Sixth – Belfast City Council’s first Joint Venture given green light.

Plans for The Sixth, a £75m redevelopment of the former Belfast Telegraph building, have been approved by Belfast City Council’s planning committee.

The mixed-use scheme at the bottom of Royal Avenue includes 230,000 square feet of creative workspace, alongside ‘active’ ground floor uses such as cafes, restaurants and retail and a roof-top running track. The plans were prepared by Bel Tel LLP, a first of its kind joint venture between McAleer & Rushe and Belfast City Council.

The plans were approved by the Council’s planning committee on Tuesday evening (19 February).

Highlighting the impact of The Sixth on the redevelopment of the city, Councillor Matt Garrett, chair of Belfast City Council’s planning committee, said:

The Sixth occupies a strategic location on Royal Avenue that will be a catalyst for further regeneration, bringing a historic heritage building back into use as a forward-thinking workspace for creative businesses.

The scheme has been specifically designed to respect the existing built heritage in this part of the city, which is set to be further transformed over the next two to three years, and The Sixth will build on the momentum already generated by the Ulster University investment.

As the first joint venture of its kind Bel Tel LLP assembled an experienced team to bring forward proposals that underlined a balance between the heritage of the listed building and the future regeneration of this part of the city.

They have been informed by productive discussion and constructive feedback from Belfast City Council Planners, Historic Environment Division and other statutory consultees over the past 12 months.

Designed by Stirling Prize-winning architectural practice Alford Hall Monaghan Morris (AHMM), the Sixth will create accommodation for 2,000 high value jobs as part of an emerging creative district. In addition to AHMM the supporting project team includes national planning and development consultancy Turley, Sort Design and commercial agents CBRE and Lisney.
A short video has been released by the joint venture partnership highlighting the Sixth, which will be shown at property and development conference MIPIM in Cannes next month.


Planning Permission Secured for Two Four Star Maldron Hotels

Dalata to operate 630 bedrooms across Birmingham and Glasgow

Northern Ireland based developer and contractor McAleer & Rushe has announced that it has just secured planning permission to develop two multi-million-pound hotels located in Birmingham and Glasgow City Centre, representing an investment of c. £85 million.

Combined, the two hotels will deliver a total of 630 bedrooms and will be operated by Ireland’s largest hotel operator, Dalata Hotel Group (“Dalata”), under its four-star Maldron brand. McAleer & Rushe Contracts UK Ltd are scheduled to commence construction on both hotels this summer, with practical completion anticipated within two years.

The 300-bed 4 star hotel in Glasgow, the first Maldron Hotel for Dalata in Scotland, will be located on Renfrew St, close to Buchannan St and employ c. 100 staff. It forms part of a wider masterplan by McAleer & Rushe to include c. 100,000 sq.ft of Grade A offices.

The 330-bed Maldron Hotel in Birmingham is prominently located in the city centre 5 minutes walk from New Street Station and will be delivered in advance of 2022 Common Wealth Games, employing up to 105 staff. The development which is regenerating a derelict site, will feature a business centre, ground floor bar and restaurant with guest rooms arranged over 10 uppers floors.

McAleer & Rushe appointed on £82m significant Paddington Hotel development

Northern Ireland based developer and contractor McAleer & Rushe has announced that construction has commenced on a new 620 room hotel and hybrid aparthotel development in Paddington, London with a contract value worth c.£82 million.

Led by developer Concierge 3, a consortium of BSW Land & Property, Staycity and The Pickstock Group, the scheme is the final stage of the Paddington Basin Masterplan and part of a wider investment which has seen new offices, shops, homes and leisure facilities being built over the last number of years revitalising this unique location. The project will create both short- and long-term jobs and with the upcoming launch of the Elizabeth Line will further support the economic regeneration as Paddington continues to grow as a hub for business users as well as leisure visitors to the City.

The new development is expected to open late Summer 2021 and will be constructed on an existing two-storey basement and feature a 373-bed Premier Inn and a 247-bed Staycity aparthotel across 19 floors. The development will also deliver 27,000-square-feet of social and community floorspace.

McAleer & Rushe sells The Brinell Building, Brighton to Orchard Street for £39 million

Developer and contractor McAleer & Rushe has exchanged contracts to sell the Brinell Building in Brighton. The company is selling the speculative office development for £39 million, reflecting a yield of 4.75%, to Orchard Street Investment Management, who has purchased it on behalf of St James’s Place Property Unit Trust.

The Brinell Building is due to complete in Q2 2019 and will comprise 65,253 sq ft of Grade A office accommodation across seven floors. The development is fully pre-let to three tenants, Unity Technologies, Diversified and Dehns, which will all relocate from within Brighton city centre. The Brinell Building achieved record rents for the city with each pre-let transaction, topping out at £32.00 per sq ft, with all of the leases agreed for a minimum of 10 years.

Deloitte Announces Plans For New Head Office In Belfast

Deloitte announced today that it has selected Bedford Square as the location of its new head office in Northern Ireland.

Deloitte will become the anchor tenant in McAleer & Rushe’s new development on Bedford Street, which is centred around the regeneration and refurbishment of the historic listed building formerly known as the Ewart Building.

Staff currently based at Deloitte’s other offices in the city will all move to Bedford Square and once completed the Belfast office will be Deloitte’s largest UK office by headcount outside of London.

Bedford Square, an £85m development project, is a 213,000 sq ft office development to be delivered by McAleer & Rushe which will accommodate over 2,000 people upon completion. It includes a modern new office building which will be linked to the refurbished and extended Ewart building on Bedford Street, a prime city centre location which has been unoccupied for some time.

The new Belfast office will accommodate all of Deloitte’s core business areas, including audit, tax and consulting and will also see a new state-of-the-art Deloitte Digital and Greenhouse space created in the Ewart building.

The vacant four-storey sandstone warehouse building was designed by James Hamilton for the Bedford Street Weaving Company and completed in 1870. The new development aims to regenerate the old warehouse building, respecting its heritage and the character of the exterior, while completely redesigning the interior.

It is a symbol of Deloitte’s commitment to this city that we have chosen a development which will breathe life back into one of Belfast’s beautiful but neglected heritage buildings, contributing to the regeneration of the city centre while at the same time delivering an exciting and flexible modern work environment for our increasingly diverse and connected workforce.

She added: Deloitte’s operations have been growing rapidly over the past few years, driven by increased requirements for our services across traditional areas such as tax, audit and consulting, but also our wider expertise in exciting new areas such as digital analytics, cloud services, cyber security and robotics.

This new office will bring Deloitte’s expertise in Belfast together under one roof, which will foster even greater collaboration between teams and enable us to create a campus environment that is ideally suited to the agile and augmented jobs of the future.

This significant investment reflects our confidence in Belfast and its high-quality talent base. Based on our current growth projections we expect to have 1,000 staff in Belfast by 2022 and given that growth trajectory we have also made sure we have the option to increase the space to accommodate up to 1,250.

Deloitte will be taking up to 100,000 sq ft of space within the Bedford Square development.

The development will include comprehensive refurbishment and restoration of the iconic Ewart Building, returning it to its original splendour and giving Deloitte a high-quality office environment in this unique 150-year-old heritage building.

Deloitte supports our vision for the project and the contribution it will make to the Linen Quarter and the wider city and we are looking forward to working closely with them to develop their new headquarters.

The project will also aim to obtain the BREEAM excellent rating for sustainability.

Topping out marks a major student accommodation project in Liverpool

Horizon Heights a landmark student accommodation project opposite Liverpool’s Lime Street station was the venue for a topping out ceremony on Wednesday 12th December to celebrate the final piece of structure being installed on the site.

The scheme which has been constructed by McAleer & Rushe on behalf of Unite Students, the leading provider of student accommodation in the UK, comprises 1,085 bedrooms across two blocks of 19 and 21 storeys.

The development has a mixture of cluster and studio flats with extensive communal areas and ground floor retail space, revitalising this prominent corner plot. Designed to BREEAM Excellent it also includes a detailed landscaping plan that will re-energise the public realm area and the pedestrian experience for the local community and visitors of the city.

McAleer & Rushe and Unite Students have a long-standing and successful partnership in place over many years.  The Northern Ireland based construction company has delivered a range of major schemes on prominent sites throughout the UK for Unite, including a 575-bed scheme in Falconer’s Court in Newcastle and a 579-bed scheme in St. Leonard’s Edinburgh.
